Airbnb Tax Calculator: Schedule E, Schedule C, and What Hosts Owe in 2026

Two hosts can earn the same $60,000 on Airbnb and owe thousands of dollars apart in tax. The difference is rarely the income — it is whether the activity lands on Schedule E as rental income or Schedule C as a business, and how aggressively the host tracks depreciation. An Airbnb tax calculator makes that fork visible before you file.

The fork in the road: Schedule E or Schedule C

Most short-term rental hosts report on Schedule E, where profit is taxed at ordinary rates but escapes the 15.3% self-employment tax entirely. Provide substantial services — daily housekeeping during a stay, meals, tours, concierge work — and the IRS treats the activity as a business, moving it to Schedule C where SE tax applies. Supplying linens, wifi, and a mid-stay clean does not cross that line.

The 1099-K you will receive

Airbnb issues a 1099-K reporting gross booking amounts once you pass the 2026 threshold of $2,500 in payments. Gross means before Airbnb's host service fee, which is why your form again exceeds your deposits. Deduct the fee on the expense side rather than netting it out silently.

Every deduction worth tracking

Short-term rental expenses fall into a few reliable buckets.

Direct operating costs

Cleaning fees paid to cleaners, consumables and toiletries, laundry, welcome baskets, replacement linens, and smart-lock or noise-monitor subscriptions.

Property costs

Mortgage interest, property tax, insurance including short-term rental riders, HOA dues, utilities, internet, lawn and snow service, and repairs.

Platform and marketing

Airbnb host service fees, professional photography, listing tools, dynamic pricing software, and channel manager subscriptions.

Depreciation

The building portion of your basis is depreciated over 27.5 years for residential rental use. Furniture and appliances run on much shorter lives and can often be expensed immediately. Depreciation is the largest non-cash deduction most hosts have, and skipping it does not save it for later — the IRS recaptures on sale whether you claimed it or not.

Personal use changes everything

If you or family use the property more than 14 days or 10% of rented days, expenses must be allocated between personal and rental use and losses become limited. A dedicated rental property with zero personal nights is dramatically simpler at tax time than a vacation home rented out half the year.

The 14-day rule that makes income tax free

Rent your primary home for 14 days or fewer in a year and the income is entirely tax free and unreported. No expenses are deductible either. Hosts near a stadium or a large annual event should check the calendar before accepting a fifteenth night.

Worked example: a $60,000 host year

Gross bookings $60,000. Airbnb fees $1,800, cleaning $4,800, supplies $1,200, utilities $3,600, mortgage interest $5,000, insurance $1,200, repairs $1,500, depreciation $6,000. Expenses total $25,100, leaving $34,900 of rental profit. On Schedule E a single filer with no other income pays roughly $2,400 of federal tax after the standard deduction and no self-employment tax at all. Add substantial services and the same profit picks up around $4,930 of SE tax — more than double the total bill from the same bookings.

Passive loss rules and the short-term rental exception

Rental losses are normally passive and can only offset passive income. Short-term rentals with an average stay of seven days or fewer sit outside the standard rental definition, and hosts who materially participate can treat losses as non-passive against ordinary income. This is the single most valuable planning point for hosts with a large W-2 salary.

Occupancy tax is not income tax

Airbnb collects and remits lodging or occupancy tax in most jurisdictions. It never touches your federal return. Where Airbnb does not collect it, registration and remittance are your responsibility and penalties are local, fast, and unforgiving.

Mileage and travel for hosts

Trips to the property for maintenance, restocking, and guest turnover are deductible at $0.70 per mile in 2026. Travel to a remote property, including flights, counts when the primary purpose is rental business — keep an itinerary showing the work performed.

Quarterly payments for hosts

Rental profit is not withheld anywhere, so expect estimated payments once you owe $1,000 or more. Peak-season cash flow makes June and September payments easy to fund; the January payment is the one hosts forget after a slow winter.

Records the IRS expects

Keep the Airbnb transaction history, cleaner invoices, receipts for furnishings with dates and amounts for depreciation schedules, and a personal-use calendar. That calendar is the first thing an examiner asks for when the 14-day and 10% tests are in play.
